Does Wren Retirement provide a guarantee when I buy an apartment?
Yes. Wren Retirement is a registered builder with the National House Building Council (NHBC). Every Wren Retirement apartment has a 10 year NHBC guarantee.
Do I own my apartment?
Yes. Wren Retirement apartments are sold on a 125 Yr lease. Ownership can be with family or the occupier and the lease stipulates a minimum age restriction for occupation (usually 60).
What about the service charges? How are they controlled?
There is a service charge applicable to each apartment, which is invoiced twice yearly. It covers the cost of providing the House Manager/Estate Manager, security systems and call monitoring, external maintenance of the building and grounds, and heating and lighting of the general areas. A detailed service charge budget is available on all developments once released for sale.
Residents are consulted on any proposed future rises at an annual budget meeting and there is also a separate meeting to present the annual accounts detailing the actual expenditure in each year.
Are there any other costs associated with ownership?
As with any property, there is still local Council tax to pay and you will also have your own electricity bill for your apartment. If you are under 75 you will also require your own TV licence.
How do I purchase an apartment?
We require a non-refundable reservation deposit of £500 to hold an apartment for you prior to exchange of contracts. The £500 deposit counts towards the overall purchase price.
What about selling my own house?
Wren Retirement can offer MagicMove, a service to manage the sale of your own house and provide a solicitor to handle the legal work on both your sale and the purchase of your apartment.
Wren Retirement pays the fees. All you pay is a £500 contribution which is a saving of £££thousands.
Can I bring my pet?
Yes. Dogs, cats or caged birds are allowed providing that prior permission is obtained from the management company and that the pet should not cause a nuisance to neighbours, other residents or the landlord.
